A marketing agency with property in our DNA.

Our view of the market

A bird’s-eye view of the property market.

Insight no single developer can see on their own.

Because we work across so much of the sector, we have a privileged view of how the market is moving. We combine media, website and CRM data from across our property clients with property portal data and our own research, so every plan reflects how buyers are behaving right now.

Market insight

What does our bird’s-eye view include?

No single developer, portal or platform sees the whole market. We bring together data from across our property work, combined and anonymised, and add our own research to understand what buyers are doing and why.

It means your plan benefits from everything we’re seeing across the sector, not just your own campaign. And we share what we learn, informing the market on how buyers’ behaviour and attitudes are changing.

What are buyers really thinking?

We ask them. Our longest-running study is our first-time buyer research, which has tracked how buyers feel about the market for five years. But we research right across the market: retirement buyers, parents helping their children buy (the bank of mum and dad), and people buying again after a separation.

We use surveys, interviews, vox pops in the street and focus groups. Our first-time buyer research alone has surveyed more than 45,000 renters and first-time buyers, and it keeps turning up insight that changes how campaigns are planned. 64% of first-time buyers have never heard of shared ownership. And life events, like moving in with a partner or separating, trigger a move far more often than age does.

We use it to shape your audiences, your messages and your media plan, and we share it with the sector to inform the wider market.

Channel planning

What goes into a property marketing plan?

Every plan starts with your objective and your buyer, then uses the channels that will reach them across Awareness > Consideration > Convert. Property decisions are big and often local, so offline media and trusted property titles play a bigger role here than in most sectors.

Where we work

Which parts of the property market do we cover?

Almost all of it. Each part has its own buyer, its own decision cycle and its own definition of a good lead.

Whatever the project, from a single launch to a multi-tenure regeneration scheme, we plan around what it needs: placemaking that gives a new place its identity, lead generation that fills the sales pipeline with people who can buy, or community engagement that brings existing residents with you.

Common questions

Frequently asked questions.

What developers, housing associations and property providers ask us most

What does a property marketing agency do?

A property marketing agency plans and runs the marketing that brings the right buyers and renters to developers, housing associations and other property providers. For us, that covers research and insight, strategy, on and offline media, content, and measurement all the way through to enquiries and sales.

Yes. The Media People works with housing associations, developers and retirement living providers, including L&Q, Lendlease and Churchill Living. We also run Shared Ownership Week, the sector’s national awareness campaign, with Share to Buy.

Reducing ineligible applicants starts with targeting a realistic picture of who qualifies,
not a broad demographic. Then the content answers eligibility questions honestly, so
people can rule themselves in or out before they ever enquire.

Portal advertising is rarely enough on its own. Portals reach people who are already actively looking, which is the last stage of a much longer process. Everything before it, happens elsewhere, and more and more of it inside AI answers.

A property buying cycle is long enough that last-click attribution will consistently mislead you. Measurement has to account for the months between first research and enquiry, which is why we track branded search and assisted conversions, not final clicks alone.
